Joseph

Joseph Despard Pemberton  arrived by canoe at Fort Victoria, as surveyor and engineer for the Hudsonís Bay Company. As a legislator and Surveyor -General for the Crown Colony of Vancouver Island, he became a leader in the social, cultural, government and business life of early Victoria. After the union of Vancouver Island with British Columbia in 1866, he pressed successfully Victoriaís claim to be capital of the new colony. He was responsible for laying out the townsite of Victoria, and surveyed and supervised the construction of its roads, designed and built its bridges, erected many public buildings, including its first Legislative Building and its first school and original church.

1887 Joseph together with his son FREDERICK BERNARD PEMBERTON went into partnership in 1887 opening a new firm known as "Pemberton and Son". Joseph remained active in business only a short time, to see his son firmly established.

1910 In 1910, Pembertonís opened an office in Vancouver. The Company was contributing to the building up of both Victoria and Vancouver through clients, mortgage funds amounting to over $13 million being invested in residential and business properties. In the early years of the Company, dealings with the sale and distribution of agricultural land on Southern Vancouver Island and the Fraser Valley on the mainland were its mainstay.

Throughout Frederickís forty years as President, the Company flourished. So did his heard of Prize-winning Clydesdale horses and his internationally known gardens. Holly from his Finnerty Farm became a North American standby every Christmas.

In the early 1900s, the building which housed the Company on Fort and Broad streets, burned down, and Frederick built the Yarrow Building, where the new offices were then located. His two eldest sons were killed in World War 1, so when MAJOR HENRY CUTHBERT HOLMES, who was married to Frederickís daughter, Philippa Despard Pemberton, arrived back from the War, he joined the Company in 1921, and became its President in 1938.

Major Holmes made outstanding contributions to the planning within the Capital and Region, including the initiation of "Green Belt" areas, much of which earned him the distinction of Freeman of the City of Victoria. He also added his voice to those calling for a university on Vancouver Island.

1933 In 1933, the Vancouver operation became a separate entity in itself. Major Holmes brought the Company through the tough times of the depression very largely through support achieved in mortgage work, which led eventually to major involvement into private mortgages. The firm grew in its capacity to supply a complete and integrated financial service.

P. D. P. Holmes

1945 PHILIP DESPARD PEMBERTON HOLMES, son of Major Cuthbert and Philippa Holmes, joined the firm in 1945, after distinguished service with the R.C.A.F. in Europe. He became President of the Company in 1965, and the following year became President of the Canadian Real Estate Association. In 1975, he was named World President of the International Real Estate Federation, the only Canadian to date to have received this honour.

Various departmental operations were in place at that time: negotiation of property, management, insurance, financial management. An appraisal department was added in the early 1960ís.

The Company now has offices in three locations: Victoria, Sidney and Ganges on Salt Spring Island. It has remained vigorous, with the facilities to serve its clients well.

Pemberton Holmes Ltd. celebrated its one hundredth birthday in 1987.

1983 As Pemberton Holmes LTDís fifth president since the companyís founding in 1887, PHIL HOLMES holds a Bachelor of Commerce degree and is also a graduate of the Urban Land Economics program, having specialized in Real Estate Management. Phil joined Pemberton Holmes in 1983 and, after working in every area of the company, became general manager in 1987 and was appointed president in 1988.
